For me, I'm actually doing an online broker class, mainly just for the education before I start investing, since I have zero background in real estate. I don't think I'll be doing the test or getting licensed.

I think some people try to add value through contractors by adding a bedroom and/or bathroom.

Super cool. I was just in Eugene, looking around. I still haven't bought my first rental yet, hoping for something driving distance from me (West Linn). Good luck with future bookings!

Following. I don't know if you know this but to be a property manager in Oregon and collect rent, you need a real estate broker license. And to get a license in Oregon takes 150 hours of class time. I don't have any recommendations for you, the people I know self manage because you can collect rent on properties you own, but you can't manage other people's properties without a broker's license.

I heard that on the podcast, I'm like no, don't cash our your 401K.

I think it takes a while for your credit score to establish. I moved here from Canada to the US in 2003 and bought my first house in 2006. I also had no credit history. I seem to remember having a hard time with basic things like getting a cell phone. I also had a hard time transferring money internationally, so kept most of it in Canada, and saved up for a downpayment while working full time here. For cities, will your jobs have a physical location? Or is it 100% remote? I think it's generally easier to invest where you live.

I'm looking into this as well. So far I've read one book on foreclosures, it's called Foreclosure Investing for Dummies, it's quite detailed. I think I will plan to do this hopefully in a year or so. Generally you need the cash saved up.

For the STR tax loophole don't you only need 100 hours? Amanda Han wrote a book about this.

Just wanted to mention that for auctions, there's something called first look. It's for people that want to buy an auctioned house as a primary resident, or a non-profit. There's less competition for the first opening period. You would need enough cash to buy outright.
