If your daughter is 2, one thing to think about now is school districts. You should think about where you want to be for your daughter's whole schooling. For us, we moved 10 min away into a better school district (with double the cost per square ft). So you could consider waiting another year, paying off the debt, saving up more for a downpayment, and then buying the house you'll be in for your daughter's whole schooling.

I just wanted to say hi, and that I have a 14 year old boy, and I can't imagine him taking as much initiative as you are, so good job! You should consider asking your parents or your friends parents if they know someone who is in real estate, and ask if you can volunteer with them.

Any update Tony? I live in West Linn and also want to do something driving distance, so curious if you've picked an area yet.

 I think generally you have to pay taxes in both countries you're making money in. I had income in both Canada and US, so ended up finding a tax specialist just for US/Canada and had them file my taxes.

I'm also a newbie. I'm in the learning phase right now. I've read some of the books that were recommended that are in the bigger pockets store. And right now, I'm doing a real estate agent course, not because I want to be an agent, but basically to have a methodological way to learn. For you, you could guess at what aspect you want to get started with, and just try to get into that part. You mentioned contractors, so for example, if you want to learn a bit about renovations, you could see if any of your friends are doing any projects at their house, and help them paint or install flooring or whatever. Just guess about which aspect you find the most interesting, and think of what baby step you can take.

We did disability features. Added a ramp to the front door, changing the shower to a roll in shower, and adding grab bars to the bathrooms.

Just here to say hi, I lived in Ottawa and now in Portland OR and had the joys of trying to move money from Canada to the US (owned a house in Ottawa and now in Portland), and doing taxes in both countries. I don't have any good contacts for you but just wanted to say hi.

Just wanted to say hi, my primary residence is in West Linn, and thinking of buying my first investment property, probably sticking close, like OC, Gladstone, Tualatin or Wilsonville.
