3 kids, of course she is doing laundry every day and it is in the day time while her husband is gone to work. That is what a normal family does at least I did when my 3 children were that age. I vote for headphones because you did not look for a good fit and it is not their fault.

Thanks for the input. I will be using poly with no stain. Would just clear poly be similar in look as damp mopping the wood floor with no stain on it?

I am buying 2 houses on one property. One is a rental and the other will be my home. The 50's oak floor is still there and looks pretty good but I am in the middle of refinishing them by stripping them clear down to the wood. I have been told that instead of staining and then putting poly on that I should get the poly with the stain in it. 

Good idea? Also is poly the best coating?

First-Thanks for reading my book.

I am buying a house for myself and it has an ADU (accesory dwelling unit). These are very common in our little tourist town. Some of them have a microwave/coffee pot with a mini refrig and some of them have a fully functioning kitchen with stacking washers and dryers. The rules are that they can only be 1/2 of the size of the main house up to 750 sq ft.

I spent 18 months looking for the right one that I can rent for now but in my later years I can have on property help without having to be in my house (every one's privacy). I interviewed several bankers/mortgage brokers and finally picked one that I felt was listening to me and had been recommended by others in the industry as someone the was good with FHA 203K loans. We set up for a FHA 203K streamline, I sent her all the information including pensions, tax returns & bank statements (I am retired) and I signed the needed docs for the loan. Inspection done, closing date set for 7 weeks later and all looks good. Things got crazy for 2 weeks and then an apology as she was adding to her staff and it took her a little longer than she expected for everything to fall into place. My agent and I did not hear from her about the appraisal date so the first of July I started by texting her as that is how we had been communicating, no answer then I emailed her, no answer then I left a message on her work phone, no answer. I finally got hold of her assistant 20 days before I was due to close by threatening to go on facebook for the lousy service.

The assistant then admitted to me that my broker had left the company 30 days before and that the loan I was to get was not allowed because the main house & adu were not connected (correct as per county tax site since 1953). New loan no 203K loan. Higher down payment. I will not use this company again. Fast forward the assistant's email now shows the brokers contact infor so I call. Now I have an appraisal scheduled in 2 weeks (fast this time of the year in my location) but now the assistant says that even if I live on the property I can not rent out the ADU as long as I have an FHA loan because it is a second unit. What???

I can't rock the boat or change mortgage companies at this point because if we close when we are now due to it will be 4 months to get the loan and close and the seller is not going to extend me again.

Please tell me that I just ran into a stupid assistant that knows nothing. 

My darling agent has told me that I have run into things that she has never seen in 20 yrs as an agent but at this point I deserve the house. BTW this was a off market that my agent found for me but started out with the owner living out of country and only spoke Hebrew. And it only got stranger. I am due to close by Sept 20.

I still use business cards because of others and phones. I can not input a lot at once because of arthritis and the voice app on my iphone does not like it when you break a cap as I did recently. People can understand me but the phone can not. I hear the same think from many with false teeth. Things have improved a lot but still has problems. BTW the script I got yesterday from the Doc came from a printer but still has to be written out monthly as per Fed regulation for the pain killer I was getting. Remember the age of our Congress. It will be awhile before we can elimination a lot of things because they don't understand/use many things the general public of all ages use.

I would get more than one bid.

I came here as a result of a Dave Ramsey forum called Debt Free Fanatics. We are all working the DR plan and have several that are involved with RE. If you want help with ideas to cut your budget or get out of a car lease there are members that know how. We have challenges for a week, month or a year to help us make a goal or change a habit. We take about lots of things other than budgeting and we have people from Australia to Switzerland in all walks of life. Come join us if you like. 

PS. I think you are on the right path and I bet you end up getting rid of everything but the mortgage in 18 months. Don't forget to save an emergency fund for your household so you never "have" to use a cc again.

I am another that is saying Oregon. Did you know that all of our beaches belong to the people and that hotels and the ultra rich can not buy them? I live in Lincoln City and you can walk the full 7 miles from the north end of the city to the south end on the beach at low tide. We also have a surfing event that is now part of the International Big Wave Competition in the  Nelscott Reef Surf Competition. You can also go deep sea fishing out of Depot Bay just 7 miles from Lincoln City. Most of the city stops a National Forest which has  lots of trails. We are only 88 miles from Portland.

If it is too rainy here you can head down the coast to Florence which is about 61 miles from Eugene, home of the Oregon Ducks. Snow does appear on the beach and even may make the road white for the day, but after 7 years here I have only seen one day that it lasted over night. The 1/2 inch stayed till noon the next day.

Thanks, I will see if I can get it locally and how much. It does look like what I am looking for and should go down easy. As I am doing a 12 x 14 room it should not dent my budget to bad.

The only door into the room has a 2-3" gap already and the room has 10' high ceilings so raising the door is "easy". Insulation with plywood backing I did not know about so that sounds possible. The gas furnace is vented to this room through the ceiling so it is just the floor that is cold.

The labor will be free as sons are helping mom on the first house.
