If this is in a bathtub/shower and you are not on septic, you can put a cup of bleach down it and the bleach will disolve hair that clogs. Do NOT do this if it is on septic.

In my area several years ago someone bought and ALF and turned them into studio apartments with shared commons, cooking and laundry facilities. Is it close to a college?

I had a landlord for many years that let the married daughter and her husband take over renting the house next to us when her mother moved out. When they moved their son took over and his friends moved in. Then the son moved out and his friend had new friends move in. When he moved in one of his friends move his girlfriend in. After he was arrested for breaking into my house and hitting me with a flashlight, he went to prison and she moved on the son moved back in with friends and the next thing the police were breaking into the house because of the drugs being sold out of the house.

My point is the landlord never did rental agreements after the first one and just collected from whoever would give it to him. He was lucky that after the drug problem I did not go after him because the police offered to testify and help me gain ownership of all four homes he owned on the block. 

If they are there over 14 days they must be on the lease.

FHA will do a 203K rehab loan with 3.5% down. You must need over $5,000 in repairs and they must be over seen by a contractor and if over $35K in repairs there is a loan specialist that works with the contractor. Most banks are loaning at 640-660 and some at 620.

I haven't checked the rules for awhile but it use to be a law in Oregon that checks had to be deposited within 5 calendar days. Do you have a regulation like that?

After lurking for a bit, I thought I would introduce myself. I am retired and live on the coast. I am looking for a dup/triplex to buy and I will live in one unit with 1-2 tenants. If the location is right I will make one unit a vacation rental. This group has already showed me that I am on the right track and just need to find a unit to buy.
