@Nick Foster thanks Nick. Yes this is what I was expecting, might as well use those $ to buy several MF out of state. Is house hacking will work in Carlsbad? I guess it is the same as SD

Hello everyone,

I am a newbie from San Diego area (north county) and I am very motivated to buy my first investment multi family by the end of this year. As you know SD is very hot which makes me thinking to I invest out of state first. However, I always heard you guys saying it is best to invest where you live but still this doesn’t make sense for me as I am looking for cash flow and not really chasing future appreciation ( I mean if I can benefit from it that will be great but I am not relying on it). So I always had this thought of asking if one of you has invested in SD area through house hacking? I am very interested to know your stories.

@Casey Murray the other alternative ( if numbers allow positive cash flow) is to buy a MF in SD area and live in one unit, but this is gonna be super duper expansive!. I don’t really know what would be a typical price of a quad in off market? Do you have any idea?

@Casey Murray Hi Casey. Thanks for your message. I thing SD is too overpriced and the numbers won’t work here, i.e., no cash flow. I am not a fan of appreciation even if SD will always remain a desirable city. My goal is to invest where the numbers make sense. I plan to buy a property in SD in the future but after securing first few MF. I think if I do the opposite I’ll kill my investing growth...
