Welcome, @Sandeep Agarwal. I only know Waterbury in a broad-brush way but would caution you not to be star-struck by the prices. They are low for a reason. Also, check out the mill rate and the taxes - ouch. That's not to say there isn't money to be made, but I'd say it's a city where you really need to know it in a street-by-street way. I believe @Michael Noto is someone who either knows the city pretty well or can steer you towards someone who does.

I don't have an educated answer on this subject, but I do know there have been at least a couple of podcasts on the topic in general (check the blogs, too). There admittedly are not many mobile home parks in CT, but it certainly seems an affordable way to go for folks who wouldn't otherwise be able to buy a house in this pricy state. And if it's a nice unit in a well maintained park, seems like it would potentially work for a rental, too. But again, I'll leave the real answers to those who know what they're talking about here!

Oh, WOW! I can hardly catch my breath from laughing so hard. Whew. This is an epic post. An Instant Classic, if you will.
I agree with @Steve Babiakabout not feeding the trolls, though it's resulted in high comedy in this case. And in all seriousness, I wanted to mention that, while the OP clearly had no intention of learning anything, I've gained quite a bit of knowledge on this topic from masterminds like @J Scott, @Karen Margrave and others. So guys, your advice did make its way to *someone.* But I imagine that's why you answered in the first place - not to engage a troll, but to put some info out there for others of us who are reading, absorbing, and listening (that old thing). Thanks for some spectacular information ... and entertainment.
