Thank you both!!! I have posted to Zillow tonight. (I must have misread something earlier in my reading up on Zillow and thought it was going to be pricey. Indeed, it is free. Nothing pricey about that!)
And your descriptions of how you handle things are helping me firm up my procedures, systems, routines. I’m DEFINITELY a believer in systems-just getting them in place and optimized for my situation (and learning state) so they’ll work for me. Very good advice. Thank you!!!

Sure! I have a co-signer policy for those who don’t meet income or rental history requirements. It’s the respondent’s NAME that has me leaning toward deleting with the chuckle.

Point well taken about the wording of blotting out ss#. Comes from working a day job where *emailing* HIPAA, financial info has been so thoroughly ingrained as a no-no. This was written quickly as a forum posting.
But my reluctance to request SS #’s does linger a bit. Feedback on my idea below? )in general, not just for my Jon Doe) Maybe you/the group can comment on my proposed background check ideas?
I was going to use this for my credit report mechanism to avoid applicants having to give me their ss# and also avoid putting a hard pull ding on their credit score. If they fake it on that site it ought not match employer verification? And if they fake it both of those places a photo ID check ought to reveal that, right? Thoughts?

Background check-written into my application is consent to use Wisconsin CCAP info as criteria in making applicant decisions. That should show criminal activity and eviction history in state.
Then getting employment and past landlord references. (Past 2-3, not just current.).
Do these seem adequate to you all?

I’m a new landlord BUT I also wasn’t born yesterday. Got this response from Jon to my Craigslist ad, the first vacancy I’m working to fill:
“Hey I am interested in the place I have no rental history what so ever and I need a place asap I am working so “
Would you delete this with a chuckle and move on or respond with something like this?
“Hello, Jon. Thanks for your interest.
Trust and honesty are key elements of a landlord-tenant relationship for me.
I’d like to start our conversation by having an external validation of your identity that will also serve as meeting some of the initial criteria for applicants. Please send me the name, address, and phone number of your employer that I may call and confirm with, and a copy of your last 2 months of pay stubs, blotting out your social security number”

Hi all! I’m new to being a landlord. I just bought a 4 unit, 2 of which have cats.
One cat-occupied unit, no problem.
The other—-uff dah! The smell?!? (How do people even want to live this way???)
The inherited lease is not very strong or specific on housekeeping pet rules. Now I likely wouldn’t have offered her renewal anyway with or without cat odors or damages. (When I got the renters’ files hers was peppered with multiple 5 day late rent notices.)
Question: today I was in her unit tending to some simple maintenance suggested by the home inspection. So the natural timing opportunity presents itself to speak up to her, if useful or helpful. What (if anything) is pragmatic to say to her to remedy, prevent worsening, considering the weak pet addendum in her lease and my plan not to offer renewal? I mean, could she unwittingly make things *worse* if she “tries” to cooperate with making a less stinky, apartment?
Other damage includes hardwood floor darkening/staining - is it thru to the subfloor? Not sure, but seems likely, right?
(Current lease ends 7/31)

Brand new landlord here! (2/11/2020!). It’s a 4-unit and one mailbox has a busted lock. Looks like a pretty easy fix from my googling.
3 occupants in this unit, never got a key from previous management company. (And you know, sure, maybe they did, maybe they didn’t. Either way-easy fix).
My question, jarringly simple probably, but I’m a newbie you know.... is do you give 1 mailbox key per *unit* or per *occupant*?
