@Garrett Knecht you have full rights to be made whole. Small claims is a process but not hard. Pay a lawyer to get docs done if needed. You can have a lawyer do a skip trace on that person. For a fee. But if you win that fee is refundable. In my experience for small claims:
1. Itemized everything separately.
2. Page # every thing.
3. Refer to the pages for why you are owed (think exibit #’s)
4. Be honest and prosper.

My experience:I have done small claims 3 times, district court 1 time. Non related to rental properties.

Step 1 - Ask yourself: "Why do I want Jerry to be rich". stop helping him make the money. The problem with people is they want a small piece of the pie and dont have the appitite to go after the whole pie. Why is he only giving you $1000 and not a full commission? Why are you not finding homes for your self and keeping them for the retirement payday.
Not trying to harp, but really. Focus on your own payday.
