Andrew Urbanski ref holdfolio check out Larry Fried blog. I have pasted the link below. I have spoken with them and found them transparent when answering questions. Larry has made several investments with them and reported on their performance on the blog. I'll visit them in July and will be happy to report back. Ozzy Smith love this thread! I can provide my perspective on someone who is fairly new to BP, is trying to invest out of state and has money to invest. My biggest challenge is knowing who you can trust. The more I learn and the more people I connect with the more twists and turns this investment journey takes!

I am selling some of my sfh in CA and am 1031 exchanging into property out of state for cash flow. Markets that I like with population growth, diverse economy, landlord friendly are Indianapolis, Columbus OH, Cincinnati and Grand Rapids. I understand others caution and wise words around protecting equity that I too have been lucky enough to build in this bull market in CA. Sometimes however life can't wait. My daughter is 4 and waiting for my Ca properties to provide enough cash flow to live would mean that she is kissing boys and drinking beer before I can escape corporate slavery! Feeding a kid off equity on a spreadsheet is a bit tough! Good luck with your out of state adventures - I'm sure you'll make it happen.

Kassie Carrell you have a solid investment just need to sort out the financing and you will be in good shape. I would recommend doing what Austin Fruechting suggested. You can refi, pay off your debt and get into a duplex with a va loan and significantly lower your living costs. I'm a Mom and the sole provider for my family so I get how scary it is when you feel like you are drowning. I know your rental property feels like a mill stone around your neck but actually it is your way out to create significant financial security. You got this. You can get this resolved very quickly. Tyler Jahnke brilliant post and updates. Thank you! It is close to midnight so whilst this thread has not helped me sleep it has helped me enormously as I am a CA investor looking to invest out of state. I bought a turnkey property with Ohio turnkey in Dayton and my experience so far has been good. I've checked out the excellent turnkey web site but I am still unclear as to which are the trustworthy turnkey companies in Indy. Love any feedback and perspective. Thank you to the BP community for your outstanding contributions
