I would ask what his goals are, what a good result would be for him and then align your pitch accordingly.

Michael Swan congratulations! Keep us posted on your progress so we can continue to learn. I am Doing the same although on a smaller scale (clearly I need to get moving!). I am 1031 exchanging out of 6 properties in CA to create cash flow so I can be more present for my 4 year old. I'm investing in Grand Rapids. A 4 unit and 2x 2 units under contract so far and I started a month ago. My goal is to cash flow 10k a month in a year and 15k in 2 years. A little sad to read negativity on your success. There are many ways to be successful in REI. Life doesn't always give you the luxury of waiting on an equity position to cash flow. Can't wait to hear your pod cast!

@tim Vandentoorn at united properties are great for PM. They have construction etc in house and will also have some properties available when other investors selling will give You honest feedback on what will and won't work well as investments. Good luck! are great for management

@Joshua D. Sounds like you are doing amazingly well! I have a quick question for you as I am in the process of doing the same thing ..........when you say lines of credit on the properties what did you do? Could you let me know what financing you pulled on the property and the source of that. Thank you in advance for your insight. Keep us updated!
