Try Groundfloor and zinc. I have worked with Groundfloor before but not zinc although I have heard good things (although their rates are higher). Shout if you need more options as I have a bunch of notes on this I can send as I’ve recently gone down this road myself and was new to it. Good luck!

I love your post and am certain it is possible for you to get started before you are 18. I would go to some rei meetings and network and see if you can work for / find deals for someone. “Driving” for dollars (ride your bike / run / walk), do mailers and generate some opportunity. A good investor will see your work ethic and get the deals under contract for you and pay you fairly for finding it (if they are honorable which most people are in my experience). Learn how to do some rehab work so you learn what it takes to do the work and how to run numbers on deals. If possible get support from your parents and if they see your vision they may be prepared to help / sign for you (I would for my daughter if this is a path she wants to go down when she is older). Work really hard and you will get there. Good luck

I like Grand Rapids: above average population growth, diversified and modernized economy and cultural depth in art and craft brewery scene which I think makes it desirable. I think the city has good long term prospects. I also like KC and Cincinnati on your list. I’m excited to follow your journey and see where you land. Thank you for sharing it with us.

Some great info. Appreciate the insight. For those getting your cash out - how do you do that without the capital gains hit? I'm doing 1031 exchanges right now to exchange equity in CA for cash flow in a different market. I'd love to know how jose cashing out are doing it. Thank you!
