Hi Montrel, So you can use a rehab loan to do this or you can use construction loans. You will want to confirm with zoning that you can convert them into townhomes. My experience has been rehab loans are easier to get for new investors, however the numbers have to look really good. Construction loans want you to have a partner that has like experience. So if it's building a townhome or duplex, they want you to have completed one of those in the last 24 months.

Hi Justin, I rehab homes as well as lend money. I work with traditional financing and hard/private money. Pros would be you can do more homes with the same money, you are using leverage which protects your a little bit, it gets you into a deal more quickly because you aren't trying to save as much money. Cons would be smaller profits per project (but when you look at the number of projects you are doing... you will prob see more profit), you have to go through their process to get the money, you are on a timer(which isn't a bad thing, every day costs you money)

I work with a few loans like that but not exactly. They are from nonqm lenders just meaning that don't sell on the secondary market. The bank statements I work with look at 12 monthly statements to find the monthly income. This loan is good for self-employed individuals who write off a lot or don't show enough on their taxes. I work with an investor loan that looks for 6 months reserves for that one property but they need to be in an llc not a primary.

I work with funds that have a minimum asset value of $100,000 but will do smaller loan amounts. It has to do with the cost and fees if they were to have to take the property back over.

I use Specialized Trust and Mike Liello. He is the best and helped quite a few people that I am not using their funds to flip homes.
