Welcome to this crazy world of real estate investing! I am so jealous, you are younger than I was when I first started which is a huge advantage! It sounds like you're doing what you should be doing! I would be learning nonstop if I were you, so that you are as primed and prepared as possible to make your first deal whenever that moment presents itself. I'm a big reader myself so if you'd ever like to swap recommendations just hmu! It sounds like you have a well thought out plan to make your investment goals happen which is more than most of the people on here have, another advantage. Getting your Real Estate license is an upfront cost of plus or minus $4,000 as well as an initial time commitment; there are costs and time commitments that go along with maintaining your license as well (it does make looking at properties a breeze though). It'd be up to you to decide if that is an investment you think would have great benefits for your business. I have my license and practice Real Estate full time as well as invest. I agree with Michael, a house-hack is a fantastic introduction into real estate investing. If you are concerned with securing financing I know someone you can bounce things off of: Kyle Deutschmann is an avid BP listener, an investor in the Nashville area with a love for all things real estate! He works for one of the top rated lenders on LendingTree, a company that carries a lot of loan programs that other companies don't. TN also has a fantastic first-time home-buyers program that could get you into your first deal for little - nothing down! I would also focus on going to meet ups and networking events. You can learn so much from the discussions you have with the people you meet there as well as find people who you may end doing business with down the road. Hey @Blake Dailey!

Wow, that sounds like an incredible property! Congrats! What do you mean that it is zoned residential and commercial, are you saying the land is zoned mixed-use? Local builders have been buying up commercially or multi-use zoned properties around the city and using them to build NOO STR eligible developments (in a time where investors/hosts are still learning how to work within the new rules and regulations for STRs, this solution offers a lot less headaches)! I will say that, for commercial properties at least, it is not uncommon for the transaction to take multiple years to go under contract and finally sell. That being said, it's never a bad idea to do your due diligence prior to purchase, you can never research too much about a property! Hope this helped!

Hey Andrew! Welcome to BP and this crazy world of investing! My name is Kate, I'm a Realtor/Investor specializing in the metro Nashville area! I would say you've started already by coming here, to BiggerPockets, wanting to learn. I think the two best things you can do for yourself in these earlier days are a. to learn anything and everything about real estate investing and b. to get out there and connect with other people in this industry. I'm relatively new to the game myself; just last year I bought my first property: a house hack over in the Nations! I've learned so much during that first transaction and I love sharing what I've learned with the next class of investors! Nashville real estate is more than a job it's an obsession of mine so if you ever have a question about the neighborhoods, the strategies that preform best in those neighborhoods, or if you just have questions about real estate in general, please don't hesitate to reach out! Hi Tommy! 

Interested in Nashville?! Fantastic, it is a great market to be in and it keeps getting better! I have listed all my favorite zips from the metro area along with a little description to help you strategize:

McFerrin Park = 37207 (up-and-coming/heating up, BRRRR friendly, older single family homes + new construction)

Marathon Village, Buena Vista, B.A.D., Germantown = 37208 (up-and-coming/heating up/hot, works for a few different strategies, older single family homes, new construction, and reuse of old space, Germantown is a little bit of an outlier with how much more development has happened there than anywhere else in North Nashville but now there are more options)

Madison = 37115 (strong rental market, suburb of Nashville, good for commuters)

East Nashville = 37206 (established/desirable neighborhood, strong commercial strips, walkable could work for a few different strategies depending, older homes + new construction, lots of STR's, very easy to LTR as well)

Inglewood = 37216 (an extension of East Nashville, marginally less desirable)

The Nations, TSU/College Hill, Sylvan Heights/Park = 37209 (up-an-coming/heating up area, fairly strong commercial strips (continued growth), LOTS of new construction and development, Amazon just announced a multi-million dollar project with TSU)

Downtown, WeHo, Midtown, Music Row = 37203 (very established/desirable neighborhoods, ideal STR location, easy to rent, I don't know if you know this but Amazon is coming to town and EY is expanding there base here as well. The introduction of these 5,000+ high paying jobs is projected to increase the city's average rent rate by $300)

HBV, Vanderbilt = 37212 (very established/desirable neighborhoods, ideal STR location, easy to rent )

12South, 8South/Berry Hill = 37204 (very established/desirable neighborhoods, ideal STR location, easy to rent)

Green Hills = 37215 (very established/desirable neighborhood, congested/dense area, easy to rent)

My name is Kate! I'm an agent/investor new to the Nashville area focusing on growing my business and my portfolio! Just 60 days after moving, I accomplished my goal of obtaining my real estate license and immediately reached out to my old friends at VILLAGE; my first and only choice in real estate firms. My sophisticated emotional acumen provides me with explicit insight on my clients needs and wants, and my insatiable appetite for all things Music City keeps my finger on the pulse of every neighborhood in our expanding urban core. My passion genuinely lies in people and I am so grateful for the opportunity to help Nashville newcomers and natives alike find their place here too. To be more specific, my niche is the first time home buyer, investor, cheeseburger-eating, dog-petting, fashion-obsessed market, but that's getting really particular. Within 6 months of moving, my boyfriend and I were under contract for our first property, a house-hack in the Nations that is now a cashflowing asset! We are looking to purchase 2 more cash flowing properties this year with our next hopefully being some kind of multifamily. My clients recently have been mostly new investors AND first time home buyers which is really fun! As a newer agent, I take advantage of low-to-no cost marketing opportunities like posting on instagram, networking online (like right now) or in person at local events, and hosting open houses for other agents and teams in my brokerage. Another goal of mine this year is to host some workshops (i.e. first time home buyer, financial planning, etc.) and start both a farming campaign in my neighborhood and a blog to really grow my database and fill my pipeline! As for the next few years, my boyfriend and I would like to be financially free (i.e. no debt, income producing assets providing a more than comfortable lifestyle), most likely living in Southern California, with a cabin in the Rockies and another home in D.C., traveling half the year and living our absolute best lives! Books that really helped me jumpstart my process are as follows: The Miracle Morning, The Power of Habit, Fanatical Prospecting, Set for Life, and Landlording on Autopilot
