Thank you for your service to our country.  If there is ever anything I can do to help you in your investing please message me.  I flip houses and am developing a non-profit that will providing financial education and wealth building services to public servants.

I do not have an answer to your question, but thought I would point out that in any area, there are some small banks that specialize in construction loans, and others that find them to be a little risky for their portfolios.  

Since you already have the land it seems like the construction financing is more of your focus.  I would start calling some local banks and asking to speak to their VP of commercial lending indicating that you would like to develop land and want to know more about their construction loan offerings.  They will be able to tell you right away if they can help, and point you in the right direction if they do not.

Hi Alex,

My husband and I did our first flip as a live in.  Look for a house where YOU can finish the basement,  that in the clincher to being able to add massive value,  while not having to live in a work zone.  Also, consider opening the dining room to get the open concept, and doing the same with the entry to the kitchen.  Conversely, can you add a bed or bath?  I love adding one of each to the basement.  Do your own landscaping,  people love curb and yard appeal.  And lastly,  find a good app to get food delivered when your kitchen is down!  + don't do kitchen and bathroom at once if you don't have to.  Good luck!

What part of Maryland are you in?  That price point puts you pretty far from the city, but depending on where you are there might be some options within a 2 hour drive.

Great Idea Emanuel, investing as a concept is very hot right now, there are more Guru's coming to town then circuses at this point. I will caution you as a new agent looking for investors to also qualify the INVESTORS. You wan to make sure your time is well spent. Ask what experience they have, what preparation have they done, where is their POF, who is their lender if they have one, what is the lenders experience etc. You don't wan to be out there spinning your wheels for no reason.

As an investor, and investor's agent myself, I've found my biggest value add is being able to develop a fairly accurate scope of work for the investor when walking a property before having contractors out. Know what to spot in foundations. Some cracks are meaningless, some are a big deal. Call a local home inspector connected to your REIA and ask if you can meet them at a few properties to educate yourself. And as @Chris Pohlson said, be ready to follow up and HUSTLE!

Welcome Shane!

My husband and I started out in hardwood flooring also.  Being in homes is the best way to get a feel for what buyers are looking for so you have valuable knowledge.  And you have experience with project management.  Flipping a house is the same as what you are doing now, there are just more moving parts.

We have flipped 7 houses in Montgomery County, and work here and in Prince George's.  If you come across any deals in that area I'd be happy to discuss partnering.  The key is to just get started!  I'd add that in a market this tight if you come across a deal MANY experienced investors would be happy to partner.  You would be bringing huge additional value.

HI All,

I've had some great success spray painting existing cabinetry and am looking for some quality vendors for resurfacing when the door style is too dated to work with/in higher ARV price points. Of course this assumes the existing infrastructure is in good condition. Any recommendations? Thanks in advance-
