I know you can do conventional loans on commercial for less than $1M purchase.  They are definitely going to be the cheapest money, but likely the most difficult to qualify with.  Start with local banks, and if one declines don't give up.  Keep trying lenders until you find one that will work with you.  Good luck to you!

Is it possible to have your cake & eat it too?  Maybe within reason.  We are investing in some new builds in FL that seem to cash flow decently, but they also have immediate equity & high likelihood for future appreciation in an A area.  I think it's all a balancing act of course, but I would look for markets that best fit what you're looking to achieve.

My Mother just inherited $2M through my father's estate that she is looking to invest to create cash flow to live off of.  She does not want to invest in rental properties, syndications, stocks, etc.  She is completely fine with getting a 3% to 4% return as long as it's safe, predictable, and is able to consistently provide her passive income to live of off.  I don't really know what would be the best option (buying notes, bonds, annuity, etc.).  I would really love the input of the community to share some ideas!

@Kenny Lincoln I have 4 doors with them, and have been happy with my returns so far.  Pretty minimal maintenance.  PM me for any specific questions.  I think this thread is really off topic for this.

Try contacting George Simmons, he's a very experienced investor.  He is stationed at the Ramstein AFB.  I know he runs a meet up there.

We did this in AZ when we lived there, and I must say the whole process took about 6 months with city approval, but totally worth it as we pretty much lived rent free by doing this!

@Lenza M. Thanks for sharing.  My husband & I had a very similar negative experience in Cleveland so it's good to have some public discussion on the topic.  I'm sure I'll get attacked now for saying this.  I would suggest leaving this thread.

This is a great forum post!  I love actually learning from others who have been there & done it vs just talking in theory!  Thanks for sharing!

I wish I would have started sooner, and been more aggressive earlier on!  It's never too late to start though I guess.  We now own some successful, cash flowing, turnkey properties in the Midwest.  Our main focus now is figuring out how to scale up quicker.  Wish we bought properties 5 to 10 years ago and would be able to 1031 trade up to a large portfolio by now.  We're on our way though!
