Remember the glory days when good deals were falling in our lap? Gone. With vacancy rates between 0-4%, existing housing is rare and new construction is a viable and necessary alternative.
For the small investor, joint venture partnerships are a great way to increase the number of deals you can do and leverage your existing capital. REI NWA is lucky to have two seasoned investors and a rock star rookie who will share their experience in putting together successful joint ventures. They'll discuss:
- How to find JV partners
- Partner vs Mentor
- How to split the numbers
- Structuring the Partnership
- Being a good partner
Brant Barnes is one of our co-founders and has used joint venture partners to increase the number of flips and buy-and-hold investments in his portfolio. He's bought and sold real estate throughout the US and is willing to share what he's learned along the way.
Dustin Davis has put together many lucrative joint venture partnerships during his investment career. A soft-spoken guy, he has a wealth of knowledge about what works and what to look out for when putting together this important relationship.
And then there's Henry Washington, our Rock Star Rookie! Henry began investing in late 2017 and hasn't stopped yet. He met Dustin at an REI NWA meeting and they've been doing joint ventures ever since. Tonight he'll tell us how he did it.
I'm excited about bring this talented group of hands-on investors tonight. They are all generous with their time, knowledge and experience. If you want to know how it's really done, join us tonight and learn from the best.

We've put together a Panel of Pros you're going to love:

What are builders/developers looking for? Contractors, land, news, and connections. You'll find them all at Builders Circle.
It would seem that getting a building permit would be an easy process, right? And if all you're talking about is filling out the paperwork, you'd be right. But turns out there's a lot more to it.
BJ Hyde is the Deputy Chief of Community Risk Reduction for Rogers. That's what they call the building permit department now. He's also the Fire Marshal. In a past life, he was a real estate agent with Harris McHaney. So he's been around a while and has accumulated a wealth of knowledge, experience and stories - some bad, some good. He'll talk to us about:
This is your chance to meet the guy who could become an important member of your team. Learn what the rules are, why they are in place and how they can actually help you have a more successful project. Pick his brain and learn how to make the whole process as easy as possible.

Buy & Hold investors have unique issues and challenges and who knows them better than other Landlords!
Landlord/Tenant relationships are the key to stable, long-term rentals. Having a clear understanding from the beginning makes all the difference when issues come up. Putting it in writing protects you and your asset. But there's more to leases than the written document. Find out what else you need to know.
Erik Danielson is the founder and Managing Partner of Danielson Law Firm with offices in Fayetteville and Booneville, AR. An investor himself, Erik brings us hands-on knowledge that goes beyond the written lease. He'll discuss:
- What to put in and leave out of your lease
- The rent application
- Termination procedures
- District vs Circuit Courts
- Tracking damages and tenant history
- Potential changes from 2019 General Assembly
So bring your questions, check out that idea you've been wondering about and join us Tuesday. You'll hear some good information, have a lively discussion and enjoy a great lunch. See you at The Egg and I!

In NWA, septic is a fact of life. Whether flipping, leasing or building, you are bound to come across properties on a septic system. Knowing how they work, what restrictions apply, and why can make the difference between making a good deal or walking away from a tidy profit.
We've brought two industry pros to help you make an informed decision about that next Deal. Jon Jouvenaux is President of BBB Septic, Storm Shelters and Portable Toilets. He has been an investor for 15+ years and is well-respected in the NWA.
Piper Satterfield is Sr. Environmental Health Specialist with AR Department of Health. She specializes in onsite wastewater and provides technical assistance for the public and licensed professionals in the wastewater industry.
They'll discuss:
- How a septic system works
- What requirements are needed for septic
- Multi properties on one system
- The permit process and AR regulations
- What to bring when applying for a permit
- Why the regulations are needed
- How NWA is handling its growth in unincorporated areas
Join us for an informative evening with a couple of pros who have been there, done it and are willing to share the ins and out of septic. Network with other investors, find out what's happening in the area and enjoy a fantastic dinner.

It's that time of year again. 2018 is ending and 2019 is almost here. We have the perfect program to help you handle both events.
To close 2018, we're bringing you Brian Fleming, a CPA with Vantine, Barrett, and VanWinkle who will provide his year-end checklist for flippers as well as buy-and-hold investors. Some of the changes from recent changes in tax law will kick in this year so you'll want to hear what Brian has to say.
As for 2019, there is a new program encouraging investors to spend some of their resources in Opportunity Zones. To sweeten the deal, new rules allow investors to defer or even eliminate capital gains. It's not for everyone, however.
Rodger Lecy a Realtor at Weichert-Griffin Realty and long-time investor has done his due diligence and will tell us who can benefit from this program and why it may not be for everyone. Regulations are still being fine-tuned, but Rodger will explain what the government is trying to accomplish and who they are targeting.
Join us Tuesday for a great way to close the old and plan for the New Year. Network with successful investors, Rookies and investor-friendly businesses that can help 2019 be the best year yet!
