I would like to know the pros and cons of renting to college students vs. single family renting a unit.  I live in an area where I have 1 major college (Union College) and a community college (Schenectady Community College) plus I have a major hospital near by with student nurses and residents not to mention hospital staffers.  I am looking to get a couple of multi-units and I am thinking about should I include utilities or not.  I am also thinking that I may use 1 unit to rent to students and another to rent to single families or individuals.  Great transportation area and lots to do in the area.  Great locations for highways to go anywhere.  Do the options I have here seem viable?  What would any of you do?

Just heard that a couple of new big businesses are coming to Glenville Industrial Park soon which will be a boost to the economy in the Schenectady area. Local jobs will generate potential for real estate investments here.

I am a newbie just starting out.  I live in the Scotia, NY area and I am a retiree with a disability looking to get into the Real Estate marketplace in my area.  Would like to talk with people to see what it takes to start to build a profitable rental portfolio or flipping houses in this area.  I have a little something to work with and my son would like to partner me. My son has many skills for flipping and I am good with the figures and design.  I would be interested in also looking into a Real Estate license program.  Looking for some pointers for starting out.
