Hello,

We are ready to invest out of state and analyzed a bunch of deals. We found that amount we are comfortable offering (which is typically pretty well below what they are asking).  We have heard you typically have to put about 20 of these offers out there to get 1 yes.  We are asking our agent to submit them all, but they want to do it 1 at a time... what are your thoughts?

A great way to find a market is to go to https://www.furnishedfinder.com/stats

You can put in any city and it will show you how many requests for housing there has been versus how many units there are.  You will be able to see which markets are saturated versus the ones where there aren't enough units to cover the demand.  It can be surprising!

Hello!

My husband and I have purchased and renovated a bit, but looking to do our first out of state deal. We are looking to BRRRR.... while looking for distressed properties we have come across 2 that have been burned. Would love firsthand experience of what the rehab looks like, things to consider, etc. Our plan is to hold the properties long term.

Do you all have a rec for LVP? We installed Lifeproof in a unit and it has not held up well- lots of dings and scratches and it’s 1 year old. 

It seems like every town I look in has such strict regulations where you need to owner occupy your unit. Where are you all still able to operate STR's? Thanks!

Can you talk about systems for keeping track of leads, follow ups, etc. How to stay organized.

Also, in 2023, what lists do you think are the most helpful to pull from? 

Can you wholesale creative financing deals if you negotiate that?
