It seems like every town I look in has such strict regulations where you need to owner occupy your unit. Where are you all still able to operate STR's? Thanks!

There are lots of places where you don't even need a STR license or permit. Sometimes right outside of city limits is unregulated when it comes to a STR.

Short term works best in vacation towns with few residents. Think beaches mountains and national parks.

Areas that have economies that depend on tourists, for one. But otherwise, smaller towns, and more rural areas.

You do not need a license in most place in FL :) Some local areas require registration which is mostly rubber stamp.
