Hey Brad, I find wholesalers to be a ton of help. If you get connected with the right ones they do all the bird-dogging for you to save you time digging for deals. I connect with some on Facebook groups as well that are pushing out properties every day

When people say cosmetic updates or "lipstick updates" that basically just means making the existing product look newer. Ex, painting existing cabinets, updating light fixtures, cabinet pulls, interior/exterior paint.

Full rehab - would be more of replacing cabinets, flooring, electrical, roof, HVAC, landscaping. Making the house feel basically brand new.

I've seen a significant decline in my STRs in Orlando this month.. They're all great locations near downtown & close to the airport and theme parks as well. 

Ikea! Thrift stores are great for kitchen goods and small odds and ends!
