@Teri S. Good points and thank you for your input! The idea is for us to buy one of the first homes in a smaller neighborhood with the idea that most lots are sold by the time ours is done. We could force appreciation with landscaping and finishing basement. Would love follow up thoughts....

I did mine with a program I bought off groupon. Great price and no problem on the test. Once you get to looking at brokerages, consider eXp. Main reasons are the technology, learn/do/manage from anywhere in the world, powerful lead generation program, good commission splits, equity program in the company. Hello! We are heavily considering commissioning the construction of a new house at the beginning of a new neighborhood with the idea that as the neighborhood goes on, the builder will raise prices, and thus ours will appreciate. Once the house us done, We would either rent it for a year, or sell right away. I’m a realtor, which helps the situation. Does anyone see pitfalls to this idea? Ideas on best way to finance it - keeping in mind that the loan doesn’t even close til the home is done with production builders. Thanks for your thoughts!

@Glen Fullerton we are 2nd position lenders on the property. It’s begun the foreclosure process with the 1st. May be able to pull it out of foreclosure with an offer though.

All units rented at $285/month each

Value add = market rents are $50-60/mo higher. All tenants need written leases. Could meter water individually for long-term gain.

Purchase price $410,000

Owner carry $40,000 for 2 years at 8% APY interest only monthly payments

Not in flood plain
