I’m sure it says tenants pay utilities. On the PMs own form, I checked all the boxes as “tenants pay”. They say where they went wrong is that the utilities besides electric can’t be out in the tenants name. To me, that shouldn’t mean they are automatically paid by me.

Hi Guys,

I have a 4 plex in Akron, OH that I just transferred to a new property manager. They got all units rented within a matter of a week, which was awesome! But they failed to charge the tenants utilities besides electric and internet (leaving me with gas, water, sewer, trash). I had marked on the property management agreement for the complex that tenants were to pay all the utilities. The leases are signed and 3 of 4 tenants have moved in already! What would you do! I'm rather upset as it seriously decreases our cash flow and again, I had indicated otherwise on our agreement.... help!

Post: Alternatives to traditional furnace in rental?

Hi all,

I have a small house 1200 sq ft total, so about 600 each main floor and basement. For some reason it's on 2 furnaces and the duct work is separate so can't be combined. I recently replaced the furnace on the main level and now of course, the basement needs replaced too. My question is, is there a wall type unit that can suffice instead? Like something from home depot or other creative solutions that are less than buying a whole new furnace?

We just bought a 4 plex in Akron, OH and it has mice apparently. Our property manager got a bid for $535 for pest control to address the issue. This seems high but I've never had to do this yet so please advise. Thanks!

Jim - Get in contact with Anna. I had a heart to heart with her a few months ago and things have improved since then. I wouldn't hesitate to move if they don't make progress soon though.
