I purchased a home 2 Years ago near olde town Arvada. I've done a lot of work, but it also was completely gutted previously. My partner lives with me, but I pay for 95% of utilities, etc. as well as all furnishings, remodel, etc. 

She only pays the electrical bill. We are not married, but I charge her 'rent' which is a little less than 1/2 the mortgage.

Are there any tax benefits to saying she's a renter and I'm the landlord? Or just leave as-is? 

At the end of the day, it adds up a lot, and she's willing to sign a lease - I just only want to do so if there;s a benefit for me. 
Working on taxes now - so any advice is helpful!!

Hi There! Maybe I missed something - but I'm looking at buying my 2nd home and turning it into a short term rental in Arvada however, it seems that Jefferson County made new rules about this? It's very hard to keep up with...do you think Denver County is better? Please advise. Curveball but was also thinking of other mid-western states since they seem to be getting a lot of new people moving in. 

Any help would be great!!

Thank for your quick response - I've been on vacation, so appreciated coming back to the above post. 

The above are all great points, and I appreciate your input on my goals/targets. 

Goal #1 - I don't know how to connect with wholesalers...do you have any suggestions? I will update my targeting and keywords on sites like Zillow. Great input!

Goal #2 - I bought my current house in Arvada 1.5yrs ago, and am so glad I did! Love it, despite what I paid at the peak of the market, great investment, that's only gotten stronger. 

- Golden, Arvada, are definitely on my radar as Olde Town Arvada and Golden continue to grow. With Red Rocks very close, etc. 

Wheat Ridge seems to be a bit of a risk, but maybe I'm not looking at it from the right perspective for STR - AirBnb guests, etc.

Any other suggestions are always welcome!

I'd be interested in investing in historic buildings in Olde Town, etc. since those seem to be getting more vacant. Just having trouble getting introduced to that world.

Hi There! Does anyone know how to go about finding leads or off-market deals for historic/old buildings to invest in? I've researched for days - even contacted my real estate agents who helped me find my 1st house, etc. but I'm from CA, and now live in Arvada, CO. Family invests in STRs and traditional residential real estate individually.

2-Goals: 

1.) Find an investment property like a historic Firehouse and turn it into either a mixed use space, venue, or have other ideas based on specific property

2.) Find STRs in the greater Denver Area - specifically in the outer neighborhoods like: Sloan's Lake, Olde Town Arvada (or close), Golden (near Red Rocks), Capital Hill, Washington Park

Need help!! Realtors, Mentors, anyone's help is welcomed!
