Go half and half on marketing - you handle the cold calling and in effect are an assistant in the office. You can both go on appointments and play good cop bad cop.  David Pannell in Texas runs his office this way and could be a great mentor.  

Also, why not just get licensed? You can still navigate some deals purely from an investment perspective, but you won't miss out on retail listing opportunities. Chad Corbett breaks this down really well in a video about why every investor should get licensed and how to keep both angles separate when necessary.
