Just heard that we should be getting an update on Bennah Oaks in the next day or two.  We'll see if any progress has been made.

This sounds like a complete mess. They probably oversold before Covid, and asked people to cancel cause prices rallied on the back end. Now they probably oversold after Covid, and are asking people to pony up more because prices are crashing on them on the back end and materials are stagnating in price.

@V.G Jason, Maybe your speculation is right. who knows really what's going on, yes, it is a complete disaster at this point. I foresee more delays due to the recent hurricane, increased construction prices, etc. I do not know what to do at this point. Just wait and see?

We reserved a Palm Bay home in the middle of 2019.  The initial delivery was Nov of 2019.  There was never an update unless I asked.  Delay after delay until Dec 2020 one of Wagner's workers asked us to cancel the contract since the builder has not started construction. He said we will have a new builder in Palm Bay and they will build real fast.

  I checked the address in April of 2021 and I see the home is completed and pending for 50K over my contract price.  The builder didn't want to honor the contract and waited for us to cancel so they can sell at market.  Lucky me.

i just received an addendum for from them that the completed construction would be 2/28/03.  Not sure if that’s because I’m lower in the pecking order or if they are telling all investors it will be the later date.

I’m also concerned with the potential impact on building costs.  I haven’t been able to get an answer if they expect to still be on budget.

 Maybe we should send out the addendum for locking in price ?

I just heard from Tai.  Sounds like Wagner met with the builder for Bennah Oaks and Nathi Townhomes.  She said they are sending out updates next Wednesday Sept. 21st with an update on a new investor portal to help streamline communications.  We'll see I guess.

We have 2 phase one properties reserved in Bennah Oaks.  I haven't had an update in several weeks.  The last update I received was that home completion dates were pushed back to December 2022.  I'll be visiting the area in two weeks to check in on progress.   

Hello BP, I have just recently finished my pre-licensing and filled out my TREC application. I need help deciding on a brokerage and whether or not I should be on a team. Also, how much should I realistically have saved up before starting my career? I am located in El Paso, Texas and would like to speak to some professionals in the field to gain some insight.

Hello everyone of the Bigger Pocket community, I just recently got licensed in California and working in the city of Lodi, Stockton, Tracy with KW.
