Welcome, @Joe Garretson! I am going to piggyback off of what @Jeff White said and ask (if you don't already own) if you've considered using a loan program like FHA to purchase your primary residence? Castle Rock and down into Colorado Springs are great places to invest right now... You could get into a primary residence and rent that property out/sell when your kids have graduated and you are ready to travel the world!

Hey @Francis Figueroa!! House Hacking is, in my opinion, the easiest way to get into real estate investing. I would recommend checking out Craig Curelop's book about house hacking, start researching all of the strategies that interest you; rent by room, short-term rental, etc. and get after it! I'd also recommend speaking with an investor-friendly agent in your market as well as an investor-friendly lender to get more information.

@Gabriel Kreider might not be a bad idea to work with an agent just so they can oversee things and make sure the transaction goes smoothly but definitely something you'd need to discuss with the person you're buying the property from as they may ask for a transaction broker fee. I'd start reaching out to a seasoned, investor-friendly agent in your area for advice--you can find on on BP!

Hey, @Adey Bilewu! Congrats on getting started! Can you share a little more about what your friend is interested in? Renting a room from you? Buying their own house hack? Buying a home together? If you are looking to buy a home together as a house hack, I would definitely recommend taking @Account Closed's advice and get a recorded legal agreement together. 

If you're looking to house hack, you might not need an investment partner as you can get into an owner-occupied home for as low as 3-5% down. Maybe save the partnership for your next deal?

Hey, @Barbie Melendez! Love that you are so thorough in your analysis and that you're taking your time! But, my advice to you comes in the form of a quote "The best time to buy real estate is yesterday..." 

Find a property that's in good condition and makes sense and go for it! Buying any property can be scary but as an investor, it is important to detach from any emotion and look at your properties as an investment only. Hope that helps!! And, best of luck!

Hey, @Joey Gorombey! Seems like you're getting some mixed feedback here but it really comes down to how hungry YOU are to get cash flow and move on to your next house hacking property. If I was you, I would absolutely go with that strategy -- how long have you owned the property? How long would you have to do this model until you were ready to purchase your next house hack? 12 months (if that's how long it takes) is really not that long in the grand scheme of things and if it gets you closer to your next property... Go for it!

Hey,@Andrew Centeno! Congrats on getting started on your real estate investing journey so early! If I were in your shoes, I would definitely get started with house hacking - buy a house with a low down payment (3-5%), rent out your extra rooms and either lower your cost of living or cash flow $$$, get experience managing your own property, and after a year, rent out your room and repeat the process.

Hey, @Matthew Truncale! Sounds like you're definitely in the right mindset and going to get your real estate journey off early -- good for you!! I know it's been shared here but house hacking is definitely a great route to go to get started. You can get into a SFH or MFH for as little as 3-5% down and can rent the other unit or rooms out. You'll get experience property managing, screening tenants, and after one year, you'll get to rent out your room/unit and move on to your next property. Saving up for 3-5% down is much less daunting than 20-25% for an investment property. Hope that helps!
