Hey, @Dillon Hamman! Congrats on choosing real estate investing! You're getting started early which is the best time to get started ;-)

If you are planning to move, I would definitely start researching the areas you're interested in and would definitely connect with a few investor-friendly agents in that area. They will know the most about the market and what you can expect if you choose to invest there. If you're able to travel to those areas, I would do that too. You can start canvassing neighborhoods and looking for any signs of development and connect with locals on any knowledge they may have as well.

Hey, @Josh Cohen! Congrats on passing your exam! Are you brand new to real estate? If so, I would highly recommend you do some research and start reaching out to agents at different brokerages. Get a list of questions together and interview them about anything you're not sure on. Fees? Splits? Training? Anything you can think of. 

I chose eXp because I like the model that they have and the splits are quite reasonable. Would be happy to connect further and talk more about it if you're interested!

Hey, @Brian Larson! I had to pay to get out of my lease back in April and while it sucked at the time, it has been totally worth it getting into my first house hack. I would absolutely recommend house hacking as a way to get started--like you said, minimal cash investment and after one year, you can repeat the process and start building your portfolio! 

What area are you in? If you're not able to get multifamily, I'd suggest a single-family home that has a mother-in-law suite or something that you could easily create a separate entrance.

@Jeremy Flores Congrats on getting your debt paid off! I know how good that feeling is and how HARD it can be to stay disciplined and get it done. 

I fully agree with @Beau Watson - you should definitely consider a House Hack! Buy a multifamily (if it's in your budget and you can find one), live in one unit, and rent out the other. Doing it this way will allow you to have a lower down payment, 3-5%, since it is owner-occupied! After a year, rent out your unit and repeat with the low down payment! 

If you're not able to find a MFH, look for a single family home that would be easy to create a separate entrance, add a kitchen/bathroom, OR, look for that house with a mother-in-law suite.

Hey @Amy Templeton! I know this post is from 4 months ago but curious if you ever got started with this group home? I recently purchased a home in Englewood, CO as a sober living home and my boyfriend, who runs the business, spent a ton of time reaching out to other sober livings to get info on how much to charge for rent, where to find members, etc. If you haven't already, I would start there and reach out to anyone that's already in the business that's willing to talk to you :)
