I’m currently in the process of flipping my first house, which is also my primary residence. I bought it below market value this past winter and have been putting in a lot of work (and cash) to build equity. It needed a ton of updates, but that’s exactly what made it a great opportunity!

I’m working a full-time office job on a single income, so my paychecks are steady but not huge. Flipping houses is how I’m trying to grow my money faster. I’ve got two friends renting from me right now, which helps with the bills, and I’m planning to hold onto this place for the long term.

My idea for the future is to eventually flip an investment property using a hard money loan, ideally to earn quick capital for a bigger goal; investing in unique Airbnb rentals. I'm thinking of tapping into the equity I'll build in my current home after renovations by taking out a HELOC, which I would use to fund the down payment and monthly payments on a hard money loan for my next flip (which I would turn around and resell quickly).

Would love any advice or feedback from people who might have done something like this before; use a HELOC alongside hard money? Would you advise for this or against it?

I’m very excited about eventually moving into short-term Air BnB rentals, especially because I love the creative side of it!

I flip houses and manage Airbnb properties myself. In times when flips are taking a while to sell, you can use your design skills for staging and significantly decrease your days on market time. I just sold a house in 30 days, where the average days on market was 90, simply by having it staged. You're going to crush it! Good luck to you!

Thank you, I really appreciate that! It’s exciting to hear from someone who’s already doing what I’m aiming for. That’s a great reminder about staging too. I’ve seen how much of a difference good design makes, so I’ll definitely be keeping that in mind when it’s time to sell.

Hi @Kaylin Wedel, welcome to the BP Forum! What type of properties are you seeking, SFR, 2-4 MF, or 5+ MF? What is your price range/down payment amount? Are you looking for turn-key properties or something along the lines of a "fixer upper"? Are you looking for properties in your local market or somewhere else?

Hey Jaycee,

Right now, I’m not actively searching as I'm focusing on fixing up my current property. But I do plan to flip 1–2 single family homes in the near future to build quick capital. I’m much more drawn to fixer uppers than turn-key properties because I love incorporating design and creativity into the process, especially with my background in interior architecture.

For the next property, I’m aiming to stay under $300k total between purchase and renovation. It'll most likely be a single family home in my local market, just to keep things manageable since I’m so new to all of this.

Longer term, my main interest is in creating unique Airbnb stays in markets across the country (super interested in locations by national parks.) I’m also open to multifamily; both 2–4 units and 5+ as I scale, but short-term Air BnB rentals are where I’m hoping to focus most of my energy since they allow the most creative freedom!
