@Andrew Postell Yeah, see I definitely was hoping to take advantage of the low down payment... that was the idea behind the FHA loan. Wasn't planning on a cash out refi, not even planning a rehab. Just trying to be competitive on-market while using my FHA. Anyway, you all three bring up good points, and probably the most important of all is to have this convo with my lender. Was just trying to get some investor insights here.

Can one buy a property on market with cash then get an FHA loan after closing? Trying to be competitive in this market, and I know my FHA offers are going to be ignored. Any insight here? Thanks in advance!

You can also request an Estoppel Certificate. Basically a form that the current tenant fills out to verify that their understanding of the lease aligns with the lease the owner provides you. Sometimes owners change leases without notifying tenants... for whatever reason... possibly to make the property more desirable to buyers, etc.
You could also request the Utility bills to see what you’re getting yourself into (if you’re going to be paying for any of them).
Also a trick I learned from the BP podcast... get some alone time with the tenant and ask them to dish on the property. Are they happy? What are it’s quirks? How are the neighbors? What’s broken?

Looks pretty decent. Obviously I’d shop around a bit more. That may be the only way to get a real answer, unless there’s a lender here who can beat it.
