Tough to accurately predict future prices if thats what you're referring to with assumptions. There are records of market growth / decline amounts I'm sure you could find online with some research.
You need to make sure you have plenty of cash flow and are buying right. Over the long term your property should appreciate in value if you continue to hold throughout any dips and can continue to cash flow. Insurance you can call and get quotes.

@Account Closed Pictures are in a link in my first post. No inspection docs. Its in great shape, you wouldn't find much except some small cosmetic items. We sell as is, but you could inspect before signing a contract if interested.

I have a tenant who asked to bring in a new tenant. Its a 2 bed place and only her, so I am cool with it. Do you add them right to the original lease although dates r different etc or do an addendum? Looking for some direction on how to add this new tenant in. Anyone else with suggestions on how they do this, please chime in. Thanks

@Dennis L Lewis Jr I buy whatever I can get a deal on. Typically single families, but I have bought duplexes and a few 4 units as well. The exit strategy depends on the deal. I try not to limit myself to one type of property or deal type. Take opportunities whenever you can and run with it.
