I have never but have spoken to a few landlords who advised if you screen correctly then it is well worth it. I know one guy who has had a few of his tenants for 10+ years and never had an issue. It depends on the tenant.

I am looking at finding several different section 8 property management companies in Dallas/Ft. Worth area. I am wanting to interview 3-5 companies and I am looking at expanding my section 8 rental portfolio into Dallas/Ft. Worth soon. 

I am looking for a portfolio lender in the Dallas/Ft. Worth area who can do portfolio loans with 30 year Amortization schedules, 85% LTV loans, and with the ability to provide rate buy down for the first 2-3 years funded by the seller. I will be doing my next loan through a 1031 exchange.

I am getting ready to start BRRRing properties in Missouri and I need to come up with a general contractors written agreement. I wonder if anyone has an example that I could use as a default and change it to the way I want it to be.
