Thanks John Jackson. Is it common for lawn to be covered by tenants in single family properties? I agree that pool should be handled by a professional.

Thanks Bill G. for the reply. The $150 also included the lawn assuming two cuts per month as we are in South Florida.

I agree that a professional service would be a safer option as we wouldn't have to check all the time to see if it was getting done.

It just seems like potential tenants are wanting to take care of these items to try and get the rent lowered.

We have a SFH with a pool that we have started to market for rent. We have it listed to include lawn and pool service but we keep getting low offers where the potential tenant would like to take care of the lawn and pool for cheaper rent.

Is this common and something we should entertain? Any downsides?

If they were to maintain those items it would reduce expenses by about $150 per month but of course offset by lower income.

1C in the statute mentions the landlord picks either 75% of the annual interest for the interest account or 5%.

I'll just stick with a non-interest account as I don't see a benefit.

I am in the process of receiving a deposit from a tenant on a property. I understand there are state specific rules that are in play here so this would fall in Florida.

Do I need to keep the deposit in a non-interest bearing account or if interest bearing credit back the tenant the yearly interest? Do I have to notify the tenant on where the deposit is held as well?

Curious on what others are doing and what to do if you have multiple properties and need to collect and manage these deposits as well.

I've recently been looking for umbrella policies for liability purposes on a couple SFH's I own. While I do not have any section 8 tenants currently, there is a possibility in the future so I wouldn't rule it out. A few quotes I have received have a clause excluding subsidized housing.

Does anyone know of companies that allow subsidized housing on their policies for umbrella policies?

That makes sense and is the approach I will use. Screen myself and then push through the one pick and cover the $100.

I'll have to check further if there is a way around it but I doubt it. I believe there use to be many owner occupied before short sales over the past couple years. This is a 1/1 condo with rent comps around $900.

Doing the pre-qualify makes sense and the HOA may not be the fastest so I would want to send a tenant through that should qualify first attempt.

Yeah, that fee seems high so I will have to think about that one.
