Your local REI groups are Real Estate eXchange (REX) and you can find them on Meetup. I think the next meeting is Monday. The other group is the Landlord Almanac and I think you can find them on Meetup but I know you can google them and find their website and find them on Facebook.

Within an hour of Anchorage could mean a lot. If you're buying out in the valley then there isn't going to be nearly as big as an Air BnB market as there is in Girdwood. Both are on opposite ends of the Air BnB spectrum but 35-45 min outside Anchorage.

@Jessica Tavano Airstreams are so cool!

A couple things to think about that might help you on your next project is to look into an FHA renovation loan or maybe you can find a conventional product. Talking to lot's of lenders will help you find your best options. Sometimes there's cool products that are regional or offered at local credit unions. Also, I'm going to be applying for a fix and flip line of credit after I finish the purchase I'm working on now. Maybe that would help open up some options for you. It's a lot more affordable than a hard money lender.

House hacking is when you live in a unit in a duplex and rent out the other side. You can do this with rooms in a SFR or my preferred method is buying 4plex buildings. My ultimate preference is buying 5plex buildings with a renovation loan, converting them into 4plex's AND remodeling them using the loans renovation funds, then owner occupying them and then moving onto the next property.

Most four Plexes are only going to have separately metered electric. You’ll still have $35-$60 a month for the house meter. A good running building will have five to $700 a month in total utilities. I have a larger building in a less attractive part of town with a really old boiler and my expenses every month on that building average about $1000. I also have a couple tenants where I pay for their electric on that building. Send me a direct message if you’d like to chat more in depth over a call.
