@Nicole Heasley thank you for the questions. I left an open ended question because I wanted to know if portfolio buying with a loan is smart to begin with. I do have some more info here. I appreciate everyone’s thoughts and feedback. More info:

33 units. SF townhouses within an hr of me. Each unit has been appraised between 70k-130k respectively depending on the unit. I would be inheriting tenants in 29 of which have recently renewed for 2 year leases. And updated rental registrations. All units have been updated to rental standards in the last 5 years. All the units are attached to a PM company that's been renting them. And upon research they appear to be renting at market. The seller did share a financial spread sheet listing each units address, rent, taxes, insurance and ground rents. They are also offering the LLC they are attached to; should I want it.

Again I appreciate all feedback and hoping to gain some insight on financing avenues and any other questions I should be asking before moving forward. Thanks BP.

@Michael Ealy. I’m curious your thoughts on purchasing a 30+ rental unit portfolio and how best to finance this so as to maximize profit. Over 95% of the unit come with tenants all of which are around 2 year long rental agreement and updated rental carts. The units have all been renovated within the last 5 years and are appraised between 70-135k depending on the unit. Looking to make and offer of no more that 2.5m for the portfolio does this sound like a good offer? Any advice here on financing and next steps? Open to all comments and suggestions from others as well. Thanks for all the feedback.

Hi all I am looking to get started in real estate. And have a high level. of home equity. Is it smart to use this line of credit for rehab costs, purchasing, etc? Or should I look for other ways of funding to land my first fix and flip deal? Thanks for your feed back. I am in the Maryland area btw.
