I couldn't agree more. It's very easy in MI and just a matter of filing out the form and getting EIN. Also like you said it's very reasonable in cost.

What type of disclosures do you have if you are investing (buying)? Just that you are an agent or is there more? I always thought disclosures had to do with selling a property. I'm looking to buy and hold for rentals, not flip. Does that make a difference?

I have a few questions on getting a real estate license. It looks like there are two types...Real Estate Sales or Brokers license.

My ultimate goal would be to get a Brokers license, but before I dive in and get a real estate sales license, I need to find out what happens after that. To be honest I'm not interested in becoming a full or part time agent as I already have a small business I own/run. However, I would like to get my license in hopes that I can act as my own agent in pursuing investment properties.

Perhaps you all can give me some direction on this before I dive in.

- Once I have my license can I write offers directly to sellers agents or do I have to be working for a broker to do that?

- Do I have to go to work for a broker for a minimal amount of time before I can pursue a broker license?

- How difficult is the test? I see that the classes are 120 hours of courses. How much studying (hours in a day, etc.,) did you need to do before you were ready to take (and pass) the exam?

Jon,

I was one of the posters that you gave that advise to. In my situation I went after one house in particular and the bank excepted our offer within 48 hours. That's the good news. Bad news is that we just had to ask for an extension on the closing date because the bank failed to pay for the sheriff deed and I've been told that can be a longer process. It's sitting there waiting, in fact the deed was ready back in September.

Anyway, the point I was trying to make Cory is go for it. Make phone calls and try and find out how and who you can try and purchase that house from. But go into it KNOWING ahead of time that the end result could go either way. I'm still holding my breath on my house deal. Even though the bank accepted our offer, everything else is taking forever it seems. On top of that the realtor doesn't communicate well so that slows everything down too.

Having watched this race pretty closely I have to say that it indeed was a historic moment for America. Who would of dreamed that we would have our first African-American President? I feel pride in that fact, because we have come a long way in such a short period of time.

Being of mixed race myself, Mr. Obama being a man of color had absolutely no influence on me as far as who I wanted to see become the leader of this great nation. I chose McCain.

It came down to the fact that Obama simply makes me nervous. I think the biggest thing is I'm not sure that he has had enough experience. But I do hope he proves me wrong and does a outstanding job running this country.

I'm in a similiar situation dealing with an agent that slow to respond. It's frustrating to say the least. Especially when you just need verification that a document was received and sent on to the bank. Important stuff like that.

I've contacted the selling agent directly in our case but unfortunately that doesn't seem to speed up a response. He is just as slow to respond to me as he is my agent.

We've been waiting over a week now just to see if he received the documents we sent and if they were sent on to the bank.

I mean it feels like I'm doing the leg work anyway half the time :wink: On our first deal we are in the middle of now it's been one hurdle after another. We are at the point of waiting to close but were told by the closing coordinator that they have to wait for the sheriff deed to arrive before we can close.

Since I had no idea how long that could take and my realtor said it's simply a waiting game I decided to call the county office and see what I can find out. Turns out that the bank was contacted back in September that the deed was ready and they needed to pay $1900 and some change before it could be released. I have a feeling that the closing coordinator may not know that it's not been paid for yet by this bank.

Of course I can't contact the bank directly and neither can my agent. So we have to wait on the other realestate agent to contact them. He is not easy to communicate with and none of us have even heard his voice. He only communicates via e-mail and at times is quite slow to respond. It's frustrating to say the least and makes me feel like I could of gotten this stuff done in less time if I could of did it myself! I'm sure some of you have felt the same at some point.

*sigh*

Hopefully the bank will get word quickly that they need to pay for that so the deed will be released by the sheriff's office and we can move forward to closing.

I have been seriously considering getting my Real Estate License or Brokers at some point. Just so I can bypass maybe some of this frustration on any future real estate purchases we make.
