@Tom S. thanks Tom. The property will need 10-$15k worth of work with ARV of $90,000-$95,000

I'm interested in a property which is being aold for $79,000. I want to use the BRRRR strategy and offer $65,000. But I got some insights that the buyer has a loan on the property for $74,500 which is why he hasnt accepted any offers as yet. The property has been on the market for 120 days.

Any suggestions on how to make an offer so both parties win?

Hi Everyone,

Preparing to purchase BRRRR deal in Memphis and stumbled upon a few obstacles. I am seeking the following:

1. A partner that would like to partner on a deal or even funding a deal

2. A lender that offers portfolio loans for refinance

My partner and I have 70k saved up and credit scores over 700 but having troubles finding a lender to help with refi. Any suggestions will be greatly appreciated. Thanks

@Adrienne Wilkins That's great. I was looking into Turnkey properties. But decided to BRRRR instead. So right now I'm looking something that needs work. I will be doing this out of state but I also have a team in Memphis

I Love this thread. I have been contemplating about taking that course as well. I started learning about real estate almost 2 years now, but have been wondering if this course will help @Adrienne Wilkins let me know how this goes and it is helping you in Memphis because that is where I want to invest in as well
