@Mitch Messer Thanks. I aim to snalyze at least 5-10 each week. But most times the deals don’t cashglow so I play with the numbers and see. But I get confused as it relates to the numbers if I decide to include utilities in the rent, like how much do I upcharge, what terms. Those are the only things that i’m not sure about when analyzing deals

@Tim Herman Thank you for all the details Tim. What about roperties that are fully renovated with new roof, hvac etc. fo you still budget fr 10% Cap Ex?

So I’ve read Rental Property Investing, Beginners Guide to Real Estate investing, found out what I need to do to get pre-approved, but what can I do next? I’m listening podcasts and about to start reading The Millionaire Real Estate Investor but think I should be doing more to be prepared for when I do get pre-approved.  I also want to invest in Florida and eventually re-locate there but currently  living in Boston. Any suggestions on what else I can do or advice on analyzing deals such as getting repairs cost, how to go about analyzing property expenses etc.

Planning and working towards purchasing first home in Orlando to buy and hold. Thinking of using the property for SFR or Student Housing. Any advice of these areas from investors in the area, advice on pricing rent ( do you include utilities or not? ) How do you price these things. Been analyzing deals in that area but my numbers are a bit inaccurate.

So seeking advice in any shape or form would really appreciate it

@Megan T. What do you mean homesteader? Also, I got the tax info from the listing and realtor.com


That's what I'm struggling with. Having an idea of the cost for utilities. Also, there isn't any HOA

@Tyler Gibson Hi Tyler thanks for responding. I got the tax info from the listing info from my agent. Thanks for the vacancy percentage, that I guess because I’ve been asking for that rate but they don’t seem to know and wasn’t sure how else to get that info. Thanks for the cap ex info and PM should actually be 10%


I’m thinking of including it in the rent as well if I rent to students. Any suggestions of how to do this?

I am thinking of using it as student living and renting per person or just a single family home. I tried changing the purchase price to see if it will cash flow. What am I doing wrong? Where else can I switch the numbers around to make it work. Average rent for a 2 and 2 in that area can go as high as 1425

Thanks @Mike Shulman for responding. I've realized that a lot but trying to decide which strategy I want to work with. Currently working on getting a SFH/MFH in one of those areas. Looking into student living for UCF area or Airbnb near Walt Disney. So doing as much research as possible to understand these markets
