@Sebastian Santiago, may I ask if you're using the free version or the premium version? We've been using a rental manager for one property and we're about to purchase a second. We plan to self-manage and may start self-managing the first property as well. It seems like at $99 annually, the premium features would be worthwhile (and certainly a savings over the management fees).

We have an investment property in the Columbia, SC, area. Be aware that you will be hammered with property taxes if you buy an investment property in SC. If we lived in the house, our taxes would be roughly $700/year. Because it's a rental, they are $3200/year.

Thanks to all! The home isn't in a price range where I need a "wow" factor, at least not for a rental property. I'm sure we can tile above the surround to make it look nicer. Now to see how quickly we can get it done using contractors...

We're purchasing a single family home to use as a rental property, and the master shower needs to be replaced. It's a one-story home with a crawlspace and the shower previously leaked, causing damage to wood under the house.
My question is whether it makes more sense to have the shower re-tiled or just throw in a pre-fab shower kit. In my mind, tenants might not keep the grout clean so the kit seems to make more sense (if we can find the right size). Any recommendations?

We live in Buffalo, NY, and we were looking into rental properties here. Our realtor told us that for rentals, garages aren't important (and we DO get winter weather).
We are in the process of buying a rental property in SC and the realtor said that Northerners moving to the area seem to think they need a garage. It doesn't seem to me that houses with garages command more rental income. I think you just might have some renters who won't consider the property without a garage.
