@Genny Li I sincerely appreciate the time you’ve taken to put together your response. It’s rare to find a community this willing to put time and effort into helping someone else. There’s a lot to unpack there so it’ll take me a few read-throughs. STRs weren’t something I’d initially considered because they seemed more involved than LTRs and I was concerned my frequent travels would make it difficult but I suppose you can set up processes and automate STRs as much as any other real estate vehicle. Do the same tax benefits apply? I suppose they would.
I was actually stationed my entire career in the military at Cannon AFB and the nearest big city was Lubbock, TX so I’m very familiar with the city. Although at the time real estate hadn’t crossed my mind, I’ll revisit it!

@Lucia Rushton hi Lucia, thank you! I hadn't considered that off market would be a cash purchase. While I could swing that, I could probably only swing that once or twice a year. By staying on market and pursuing traditional financing or maybe FHA or VA loans for a house hack would I be able to spread my money across more assets? I don't want to spread myself too thin but I don't want to waste opportunity either.

@Genny Li I’ve been focusing my research on townships surrounding FW such as Arlington, Keller, Weatherford etc. Though I don’t really feel like I have any traction on my market analysis process. I look up crime stats and population growth charts and market analysis reports on Zillow or Redfin etc but I feel like that’s exactly what someone who googled “how to Real Estate” would do. Are there any secrets of the trade methods for local market analysis?

Mornin' BP. I'm new to the site and new to REI but this community has been fantastic already.
Quick background. MD raised, residing in Fort Worth, TX now. USAFA grad, spent several years deploying and flying for the Air Force and now do the same as a deployable contractor. Exploring ways to decrease taxes led me to real estate and it's wealth of other benefits.
I have been consuming real estate books and BiggerPockets podcasts at a fever pace. I am currently overseas but will be jumping in with both feet upon return to the states. I've set my sites on SFH and small MFH. I'll admit, to start I am searching on the MLS but one of my goals is to learn how to identify and capitalize on off market deals. Easier read in a book than done in person or worse, from the other side of the globe.
I tend to have 3-6 months in between deployments and would like to make some DFW connections from which we could both benefit! In exchange for knowledge and experience I can offer a hell of a work ethic, my own fuel, morning coffees and lunch outings.

I found a lot of good info out of Loopholes of Real Estate by Garrett Sutton. I'd recommend it. It is an easy read and well presented information. (in my opinion)

Carlos, I know I am 6 years late on this post and am sorry no one ever replied because it sounds like a very interesting situation. What did you wind up doing with the property and how did it fare for you? If you don't mind me asking.
