Congratulations Todd! What a fantastic first note investment outcome!
Hi @Joshua M., To respond to your question about finding 'wholesale' notes and back as far away from the legal discussion as possible, I heard an interesting suggestion from a video with Robert Young suggesting going through county records to find seller financed notes and contacting them about purchasing their note(s).
I'm a newbie so I'm sure there are more experienced people that can offer recommendations. But, I've read 'Invest in Debt' by Jimmy Napier and 'Performance Anxiety' by Gordon Moss. I enjoyed both books and found them to be helpful.

Hi @Derrick Camber, I had looked at the PPR web site a bit earlier. Great to know you have had a good experience working with them! How much access did you have to the steps they took and information they developed during the due diligence, evaluation, and work out of the note(s)?

Hi @Bob Malecki
It was my understanding the note seller would typically provide some estimate of property value. The note buyer would then perform his own due diligence to establish his estimate of property value, rental potential, etc ... I have not run across a note buyer utilizing a BPO firm to develop a property estimate as a matter of course on all their note purchases. Most seemed to be utilizing on-line resources and possibly calling a local broker to establish value. Do you find the use of a BPO firm like BrokerPriceOpinion.com to be something note buyers typically utilize when evaluating notes?
