@Jon Kessler Great tips! I feel that no matter how prepared one can be that there will always be that “one thing” that was missed.
I am trying to cover all ends so I can decrease all major/catastrophic things that could come up.
I just ordered the book after you recommended it, so I’ll be looking forward to reading it.

I am working on finding my first deal (house hack duplex) utilizing an FHA loan. What are some "worst case scenarios" that many first time investors make and miss? Or what is a mistake that you've made that you wish you would've known before investing in your first property?

I have a new renter who has an old lease. How do I void out their old lease while having them sign and become responsible for abiding by the terms in my lease?

There are specific criteria for Homestead Tax Exemptions per state. Have any of you utilized the Homestead Tax Exemption on your properties?
If yes, how have you done it and is there specific verbiage you added to your lease regarding who is responsible for the property taxes. Also, is this annually?

There are specific criteria that goes in to the Homestead Tax Exemption per state. Have any of you utilized the Homestead Exemption on your properties?
If yes, how have you done it and is there specific verbiage that you add to your lease regarding who is responsible for the property taxes? Also, is this done annually?
