@Jay Dewberry:

Ok, that makes sense. I want to start looking for either a duplex or triplex that I could set up as a rental but I want to focus in areas where I know I will attract good quality tenants since I plan on living in one of the units myself. Thanks for the insight Jay, I now have an idea of where to start looking.

 Yes that's what I was referencing.

But I want to know what is the first thing you look at when choosing a good location?

I heard a local REI talking about that strategy and also on BiggerPockets podcast 61 Ben stated that same concept for income properties.

So I was just curious to what defines each location grade.

Hi BP,

I have heard that when you are looking for a place to invest, you should choose a B location and find either a C or D property within that Area so you can bring the property up to a B property.

I have two questions for this topic.

1. Is this statement true or false.

2. If True, then how do you distinguish an A/B/C/D Location from each other?
