Hello BP Community,

In short, I'm looking to get into wholesaling in the Daytona Beach / Port Orange area and are looking for recommendations on Title companies and or Attorneys that close with Wholesalers regularly. Could I get a little push in the right direction and also do you use the same escrow agent of different?

Yes, Depends on what you are trying to do. Tanger outlets off of I95 is bringing jobs to the area. I lived there and have family that still lives around that area. Try staying between Bill France Blvd and I95

I've gotten a lot of gems from the bigger pockets community. Now I would like to get hands-on because everyone knows that experience is the best teacher. Looking to connect with an experienced investor near Pensacola Beach who lends, flips, and does buy and holds in the panhandle of Florida. By trade, I am an IT guy, willing to do IT-related things to help your business such as data entry, troubleshooting, and of course the grunt work of your properties. This will be done in exchange for me getting real teacher experience from you as Robert Kyosaki puts it. I'm a very quick study and I look forward to connecting.

Did he leave anything behind or is his room cleared out? Check the lease and see if it says something about abandonment of the premises. I would say if his stuff is gone, I would consider it abandoned and change the locks and not even bother filing for eviction.  

 Yes he completely moved out, the reason I came to the forum is so that I could get an unbiased view. This really helped thanks

Yes...you can file for eviction so that he'll have it on his record. But then it's not clear if youre a roommate. As far as i know everyone on the lease has to be named in eviction filing.....mighr be state dependant.

Chances are you'll never recover anything from him....so I'd cut my losses and move on.

When is it a good time to take legal action for rent not paid. Is it a certain dollar amount or maybe when you don’t want the reputation of being the one that lets tenants go on rent not paid. Recently had a roommate that left the place unkempt and was 2 months behind on rent. Upon his departure he was supposed to leave the keys under the rug but he did not do so because he believed that the $200 security deposit was to be returned. Any advice for this new renter?
