Hi everyone been browsing for some 4plexes and noticed some have HOA fees.

I wanted to know if any of you guys have had any experience with purchasing a 4plex that has them.

How do you like it? What are the Pros and Cons?

Hi everyone I've been checking the market for some multi family properties in my area but when I do my calculations -mortgage ( redfins estimate based on 25% down and my preapproved rate with a conventional loan) -expenses (water,trash,sewer,insurance, maintenance) Everything seems to give me negative cash flow Anything above the 300k range seems out of reach for me. Have you guys negotiated a property that costs 400k down to 300k before? Is that even possible? It seems the only way to get a good deal on these properties is to lowball by 100k-150k All help is appreciated.

Hey guys so I drove around the area today and was something I definitely did not want to move forward with! Area was really bad. War zone with cops on every corner. Better safe than sorry. Now I'm in manhattan celebrating my gfs bday! .... but I might stick with something more local after all. Phoenix and surrounding areas sounds better to me. Thanks to everyone's responses I really love learning and seeing what you guys have to say

Aaron Mazzrillo I know enough to run numbers and calculate expenses. I might not be an expert flipper or wholesaler but I know I won't be doing negative cash flow with this deal. But like I said there's nothing in paper yet. I can see you are local as well. I would love to meet and talk more about the business with you. Don't know what your niche is but I'm always looking to meet local investors.

Chinmay J. I have looked Nevada (las Vegas) but everything there seems run down and not enticing. Arizona seems better. Keep in mind I have not signed anything yet. So it's not like I'm stuck with this property. I am also bringing my gf with me so it will be half biz/ half pleasure.

Michael Le price is in low low 200s range. Gross rent is 3k a month. Fully occupied Near shopping centers, schools and hospitals. No major repairs needed as of yet Tenants pay all utilities. Mortgage would be 1100 Management fees 10% The closest I can get to that is in San Bernardino which is basically the Compton of my area.

Aaron Mazzrillo as a riverside native you know the market is dry and overpriced for inland empire duplexes. What do you suggest?

Michael Le this duplex to me just seems right across the board numbers wise. California is expensive with a duplex costing up to 300-400k with negative cashflow. If not none at all.
