Michael Boyer San Bernardino is not a place to go to at all. The most dangerous city in California and just not somewhere I feel comfortable. Do you have any properties in San Bernardino?

Jeff B. Hi Jeff I ran my numbers and it's definitely worth the trip! Just to make sure I can disclose Asking price is 210k I'd be putting 25% down at 4.5 interest my mortgage would be at 1,100 a month Gross rent is 3k a month with tenants paying all utilities. Management estimated would be 10% No hoa. Brand new water heaters. And fairly new gas boilers. Until after inspection is done I will not know for certain if any major repairs need to be made. If there's anything I'm missing let me know!

Hi guys so I'm flying out to see a property in New Jersey today. It's a duplex one unit is being rented one is vacant but set to be occupied in April. I'm going to see the vacant unit with my agent today but I had a question regarding the process. Once an offer is in place and the seller accepts and it's under contract. Do I need to be there for the inspection or can I have the inspector go at it alone? This will be my first multi family property out of state. So any advice or tips are appreciated.

Hi Tom Ott what markets do you recommend? I was looking at Las Vegas, Kansas City, or Tucson/Phoenix areas. I am mostly leaning to multi families but flips and buy and holds are something I'm considering only because there isn't much multifamilies out here in my area. Thanks for responding!
