I recently spoke with two FSBO property owners and one owns his property free and clear. If I want to make a formal offer and ask for seller financing do I use the traditional purchase and sale agreement or do I need an attorney to draft specific paperwork with my term? I want to present my offer ASAP before anyone else has a chance to close the deal.

Hey @John Harris I agree with @Ryan Horne...I actually love driving for dollars. It's fun for me to jump in the car and drive a few streets in areas where I'm interested in investing. I would write hand-written letters and also take flyers or door hangers with you when you drive. I've taped flyers to mail boxes at times when I drive. It's a quick way to make contact and I have received calls back using that method. You just have to be proactive and wholesaling is not easy, you really have to be consistent.

@Rogers Smith Nice work! I admire what you're doing. I've thought about building specs homes and would love to see some of my architectural dreams come true, but I've hesitated to move with this strategy since I'm not an experienced builder. It's definitely on the bucket list though. How much do you usually spend on a lot? I see you've made sure to build in an area with a good school district.

I agree with Steve. Give the seller 2-3 options and see what happens. I using letters of intent as well.
