Did you get confirmation from your bank that they can do HELOC on your investment property? I also tried on many banks (local and national) to get one on my rental property and all of them said they do not do HELOC on investment properties...

Hello fellow investors:
I am looking into Commercial apartment deals (>12units) and got in touch with some local commercial brokers. Found one that seems to be doing a lot of transaction in the area and his company is broker/rehab/management pretty much all in house. The broker says he would be happy to send me new listings but asks that I don't bring in another broker to purchase, meaning that he doesn't want to share the commission with selling broker. So I would not be represented in this transaction. Is this a good idea?
Has anyone done deals directly with listing broker?

Feed wet barely... ;) just managing one condo unit in the same complex I live in is way way easier than trying to invest more seriously now out of state... Any tips for new investors like me would be welcomed!!
