Hello BP- Starting to see news about upcoming tax reform bill. One of the items that caught my mind is reducing mortgage interest deduction cap from 1M to 500k mortgage. Just wanted to get people’s general opinion on this and how it affects RE investors. If anyone has more details on this topics please do!

Hello BP!

Can anyone recommend a reliable and honest house cleaner with reasonable pricing in KC area? My property is in Raytown, MO and cleaner is needed to clean a furnished short-term rental.

I had an incredible experience at the summit last weekend. I learned so much from different sessions and there were ideas that really opened my eyes. Also really enjoyed talking to many fellow investors, some super experienced, some in the similar boat as I am, and some starting out - there is something to learn from everyone. @Account Closed haha awesome story. Sandeep biked that day so didn't get to see his Tesla! Yes it is a piece of machine I would dream to own one day. Like you said, I need to figure out how to pay for it to buy ; )

All I want to say is that I love this discussion thread. Love seeing so many insightful ideas and thoughts from various investors. Makes me realize how much I have to learn.

It would be awesome to meet some of the successful investors in the bay like @Account Closed - learned so much and super motivated to get to where you guys are.

what a great discussion. I am personally always looking to find a deal now waiting for recession or timing the market cycle. This topic is always in my mind and great to hear other investors opinions. 

I will be also attending the summit this weekend. Looking forward to meeting a lot of you from this forum!

If you don't mind me asking, what is your current strategy during this time of <4% unemployment? Just build up cash and liquidity to prepare?

I am always conflicted between two thoughts. One similar to your view. Which I absolutely agree that when economy is slow there will be better buying opportunity.

The second thought is considering the opportunity cost of holding cash/liquidity while waiting for a downturn which may not come for who knows how long? 1-2years? 3-4years? And if there is an opportunity where you can capitalize right now for a decent return (8-10%) and say you miss out on that for a few years waiting for next downturn, and when you finally invest after several year, how much better would your investment have to be and when would be the break-even point compared to the case of investing several years ago?

Also, I wonder if bay area will have any major dip like 2008... I agree we are definitely at or close to peak and some markets might be even slowing down, but I wonder if it will be more like a flat line or slight decline before picking back up rather than a big dip.

I would definitely double check the popular ‘just quit claim deed it to LLC’ idea with a lawyer. I read from Garret Sutton’s book that you lose the coverage of your original title insurance if you do QCD. He suggests to do a normal grant deed to your LLC.
