Not sure if you are using 70 or 75, but your cash offer seems high. 70% rule says $122,500 75% is at $133,500 I think you are paying too much.

I guess it depends on whether you are trying to buy & hold or flip. If you are investing in one or two houses a year, I do not feel a letter campaign is warranted. If you are flipping or wholesaling, you may need a little more volume, thus a letter campaign.

Get the mortgage down to get rid of the PMI. Your cash flow will greatly increase month to month once you can refi without the PMI. Then save capital to purchase another cash flowing property with 20% down. Rinse and repeat. Good luck!

Tough to say honestly.. I am in a similar boat in my area. It's a small town, and when I use Listsource I usually end up with 150-200 names and addresses. You should be able to turn something up in a few mailings. Good luck!!
