In my opinion, what you get done in those hours is more important than just sheer number of hours. My hours change from week to week and my REI business is focused on generating passive income for my investors so my strategy is based around that.

Important thing is to have a tracking mechanism for hours you are working in a week and results they are producing so you can use the data to make better decisions.

Try another lender, typically a lender should be able to pre-approve you based on your credit profile and deal numbers. I have done that many times without any problem.

I have some comments on the financing aspect. From what you have described, you might be able to get some seller financing. This will reduce equity out of your pocket and increase your return. Providing deal is good in all other aspects and your owner financing terms are good.
